Apartments
A sustainable and healthy living environment in a certified Klimahaus A-Gold building
Maximum living comfort in our spacious wood-frame apartments. We heat with wood from our own forests. An efficient heating system was installed during the renovation. A photovoltaic system is in the planning stages.

Ski storage/ski boot dryer
The ski storage area and a ski boot dryer are located in the basement.
Please let us know if you need to use them and avoid bringing the equipment into the apartments to prevent damage.

Drinking Water
The water in the apartments is of the highest drinking water quality and can be consumed without concern. The spring is located just a few hundred meters above the farmstead.

Room Temperature
All of our vacation apartments feature underfloor heating. In each room, you will find a thermostat that you can adjust individually.

SOUTH TYROL GUEST PASS
Entitles you to unlimited use of all public transportation throughout South Tyrol.
As a member of the local tourism association, we cover the cost of public transportation for you. You will receive the ticket upon arrival at our property.

Arrival & Departure Check-in from 4:00 PM. If you’re arriving late, please let us know by phone.
Smart Check-In Since we’re not always on-site, we’ll ask you one or two days before arrival for your estimated arrival time. You can access the apartment with a PIN

PRICES

The prices listed are per day and per apartment, based on standard occupancy and a minimum stay of 7 nights.
Final cleaning is included in the price. The local tax of €3.00 per day per person (ages 14 and up) is not included in the price.

DISCOUNTS AND SUPPLEMENTS

  • Minimum stay: 7 nights | Stays of less than 7 nights available upon request / additional charge
  • Additional guests (sofa bed): €20.00 per night
  • Children’s rates:
    • Children up to 3 years old (crib): Free
    • Children 3–14 years old (sofa bed): €15.00 per night
  • Dogs: €20.00 per night | By request only, in select apartments only.
    Please bring a basket and blanket. If special final cleaning is required or damage occurs, the costs will be charged to the dog owner.
  • Breakfast service: Bread rolls from the local bakery, milk, honey, juices, and farm-fresh eggs available upon request / additional charge

METHOD OF PAYMENT

We ask that you settle the bill the day before departure. Payment on site can be made in cash or via real-time bank transfer. We do not accept checks.


TERMS AND CONDITIONS OF CANCELLATION

  • Up to 1 month before arrival: free cancellation
  • 1 month to 2 weeks before arrival: deposit is non-refundable
  • 2 weeks before arrival: 80% of the total price
  • Late arrival or early departure: 100% of the total price

For the best possible protection against unforeseen events, we recommend purchasing travel cancellation insurance from Roter Hahn.

HOUSE RULES

Quiet Hours:
From 10:00 PM to 7:00 AM, we ask our guests to observe absolute quiet, especially in the rooms. A good night’s sleep is the most important part of a relaxing vacation!

Bookshelf and Board Games
The apartment contains various books and games. We ask that you treat them with care and respect.

Waste Separation
Our environment and nature are our most precious assets. That is why we place great importance on waste separation and ask our guests to do the same. We separate our waste as follows: plastic, paper, glass, cans, organic waste, and general waste. The appropriate bins are located under the stairs to the first-floor apartment.

Pets
We ask for your understanding that, for hygienic reasons and to protect our guests with allergies, we do not allow pets in our new apartments.

Damage/Defects
If you notice any defects in your apartment and/or if something breaks, please report this to us immediately!

Non-Smoking Property
Smoking is not permitted in the apartments. We appreciate your understanding.

Final Cleaning
Final cleaning is included in our prices. Nevertheless, we ask that you leave the apartment clean and dispose of trash in the designated bins.

Smoke Detectors
For safety reasons, irons, hot plates, and open flames (candles) are prohibited in the apartments. Each apartment is equipped with smoke detectors.
